Membership and Participation Process

Membership in the Chartwell Captial Group is only available to parties with substantial assets who have a serious interest in real estate investments. The steps to becoming a Member and being eligible to participate in a deal are relatively simple but should be carefully thought through.



Membership

Please review our website and obtain a sense of what we are about. If you have an interest in investing in real estate with us you are welcome to contact us with questions before proceeding further. When you are comfortable and ready to proceed, please read, understand and send the Letter Requesting Admission and the Confidentiality Agreement and return same to the Chartwell Capital at 95 West Main Street, Suite 5-298, Chester, NJ 07930. Please note "RE: Membership Request - Confidential" on the envelope.

Upon receipt of your request, Chartwell will do a discreet and unobtrusive background check and one of the principals will contact you for a brief telephone conversation. The purpose of the conversation will be just to make sure you understand Chartwell's investment objectives and gain a comfort level that your interests are a good fit with Chartwell.

Assuming that no issues arise, you will receive advice that you meet the requirements for Membership. To conclude the admission process we will ask you to send a reference from your bank or brokerage house and, unless waived by Chartwell, an earnest money deposit of $1,000 which will be held in an attorney trust account (see earnest deposit escrow) and refundable immediately upon request. The deposit is only to indicate your seriousness and to discourage frivolous interest. As soon as you go on participate in a deal or instruct that you are withdrawing from Membership the deposit will be immediately returned to you.

Once the earnest money deposit (if required) and the reference are received, we will send you a password that provides entry to the detailed information in the opportunity section of theis website. The time between your initial application and recipt of your password will be a minimum of thirty days.


Review Opportunities

As a Member you will be able review the properties that we have preliminarily identified as potentials for profitable real estate investment. The information will typically be in downloadable PDF format. Free software for downloading PDF files is available at Adobe. Much of the information we have available at this point is supplied by owners and/or their brokers. While we expect such to be provided in good faith, it is to be considered preliminary only. That information, along with or own preliminary investigation and knowledge will be enough for us to either discontinue interest (about 98% of the properties we see) or to present it as a possiblility on our web site (about 2% of properties). Members are always free to contact us for more information or to discuss the properties.


Reserve Position

Once you see a real estate investment that appears to fit your investment criteria, the next step would be to reserve your opportunity to participate. To do so you would start by determining the size of the investment you would like to consider in this property. Each property will have a minimum requirement that will range from $100,000 to a million or more depending on the size of the property. The minimum investment and the total needed will be noted in the property information.

Once we have enough participants who like the asset and before finalizing purchase of a property Chartwell conducts extensive due diligence involving on site inspections and the engagement of specialist to undertake certain evaluations and investigations. These professionals include, engineers, surveyors, market analysts, lease analysts, title specialists, environmental specialists, land use attorneys, etc. Members who have selected this property for serious consideration share these due diligence costs which costs are only a very, very small fraction of the eventual investment. We need to know everything we can before we close on a property. Surprises are usually not pleasant ones.

To reserve your right to a position in the deal you would be required to send a deposit of your total contemplated investment which deposit would be held in escrow by the closing attorney. This deposit amount (typically 10%of your total) would be transmitted along with reservation deposit instructions to the trust account of our closing attorney.

At this point you would be committed only for your share of the due diligence costs, the amount of which would be stated in the property information and the escrow instructions. The escrow instructions would stipulate that the attorney is to release the specified amount for your pro rata share of due diligence only. No other amount may be released without further instructions from you. Other than the due diligence portion the rest of the deposit remains refundable to you upon request until such time as you make a written final commitment to participate in the deal.


Final Decision

All of the results of due diligence and our final report and sensitivity analysis projections are delivered to you to enable you to make a final decision on the investment. If your decision is not to participate, your deposit less your due diligence portion is immediately returned to you. If your decision is yes, you will be provided with the necessary agreements and directed to send the rest of your investment to the closing attorney. These funds will remain in the trust account until the closing on the property.

Upon closing you will be provided with copies of all closing documents and a copy of the recorded deed for your files.


Post Closing Reports

After closing you will receive monthly reports on your real estate investment which will include bank statements and the status of leases, revenues, expenses, improvement progress, etc. as applicable. As an owner you are welcome to discuss any questions, ideas or concerns directly with Chartwell principals at any time and to visit the asset as you wish.
