Membership
Chartwell Capital does not offer real estate investments to the public. It is a small and very private group with participation only available to its registered Members. In order to become a registered Member and participate in a venture there is a simple but careful process for the Member and Chartwell to follow.
Membership in the Chartwell Capital Group entitles the Member to access details of and consider participating in real estate investments Chartwell is evaluating for acquisition. There is no obligation for any Member to participate in any venture until they make a written commitment to do so. There is no obligation for a Member to pay any, dues, fees or other charges unless the Member executes a written agreement defining the Members participation in a deal selected by the Member. Any such participation is at the sole discretion of the Member. Applicants should be aware that to participate in a property there will be a minimum requirement of at least $250,000. For large projects the minimum requirement could be $1,000,000 or more.
There are certain requirements to become a registered Member with Chartwell. First, an investor must have a sincere interest in investing in real estate at the present time. The investor must be able to provide a reference from a bank or a brokerage house. The investor must certify that they have a net worth of at least $2,500,000 or that they have had income of at least $400,000 per year for the last two years. The investor must also execute a confidentiality and non-circumvention agreement. Finally, in some cases, an investor must submit an earnest money deposit of $1,000.
In the event Chartwell is able to verify the bona fides of an investor said $1,000 earnest money deposit requirement may be waived at Chartwell's discretion. Otherwise, it shall be held in an attorney's trust fund and is returnable to the investor upon request at any time. The sole purpose of this deposit is to demonstrate good faith interest on the part of the investor. It shall not leave the trust account except upon the Member's written instruction to the attorney or upon termination of Membership in which case the deposit is immediately returned to the investor. It will also be returned to the investor if they go on to participate in one of the properties.
Once an investor has become a registered Member they will receive a password which gives them access to the details of the real estate investments Chartwell is considering. Such details will provide particulars including an identification of the property, its location, the asking price, financial information such as rents, expenses, NOI, leases, etc. Information will also include Chartwell's initial evaluation, analysis and projections. The Member is required to keep all of this confidential except for the Member's financial advisors. If the Member is interested in one of the real estate investments, he/she will be able to discuss concerns directly with the Chartwell principals either through e-mail or on the phone. The process to participate in any venture is explained in the information package for that property.
